FSBO Duties Checklist Since a listing broker is not involved in the transaction, the following become the duty of the seller. Note this is a suggested list and is not all inclusive, check with a qualified attorney to insure you have correctly completed the necessary steps and documents. 1. Review contract of sale preferably with a competent attorney. 2. Note and track time frame of any contract contingency. 3. Schedule termite, well and septic inspections to be concluded within 30 days of closing. Make sure that closing will not be delayed or there is the possibility that the inspection will have to be redone. 4. Be present at all inspections. 5. Furnish Lead Base paint information and disclaimer if necessary. 6. Respond to all Home Inspections in writing within time frame of contract. 7. Have agreed upon repairs made and provide receipts and paid work orders to buyer or buyers settlement agent. 8. Provide Road Maintenance Agreement, Homeowners or Condominium Association documents as required. 9. Get pre-approval letter from buyers financing choice with contract and a copy of the actual approval letter within the time allotted in the contract. 10. Provide copy of plat and title policy to buyer. 11. Have attorney prepare the deed. 12. Provide buyers title agent mortgage information. 13. Review settlement documents for errors and omissions. 14. Notify and cancel all utility services and provide buyer with information to transfer services. 15. Leave all items that convey to buyer per contract. 16. Remove all items including trash and debris in and on the property and leave broom clean. 17. Be present at walk through inspection if required. 18.
